- Continuous footing type R.C.C foundations Columns, Beams,
- Slabs and Staircase etc with EARTHQUAKE RESISTANCE STRUCTURE, conforming to IS 456-1978 Concrete, Brick & Plastering works- L&T, Coromandel cement.
- Basement height will be of 3’0” (3 feet) from road level.
- No. 1, Quality storch bricks 9” thick up to ceiling height.
- 4 ½” thick inner walls with bricks.
- Main Door and frame will be of Burma teakwood and all other doors will be flush doors. Door frames would be of Teak wood. Headroom Grill Gate only.
- Windows will be of UPVC / Teak Wood frames and shutters with MS grills
- Will be provided with a Wash basin, Western closet with concealed flush tank in the toilet and hot and cold mixing shower. (Bath Tubs if required will be provided on additional cost.)
- Cooking platform will be provided with Black Granite Slab. A CRIZAL Sink will be provided and Glazed tiles will be provided above the platform 2 feet height.
Lofts And Wardrobes
- Provision will be made for a loft and open shelf in kitchen and one loft and one open shelf in Bedrooms.
- Glazed tiles will be provided on the bathroom wall up to 7 feet height.@Rs.60/Tile. Glass partition will be provided to shower area.
- Flooring will be of Vitrified 2’ x 2’ tiles with skirting. @ Rs.100/- Sq.Ft.
- Water proof treatment thermal insulation and weathering course of pressed clay tiles, surrounded by parapet wall of 3’ height measured from structural slab.
- Overhead water tank, concealed distribution line inside the houses using PVC pipes and metallic fitting of Jaquar or Grohe standard model, confirming to IS 7834-75.
- Electrical wiring will be concealed suitable for three phase supply. All Electrical switches are of Modular Type of ANCHOR and Cables of an ISI Brand, will be provided as detailed below.
- Electrical fittings such as light, bulbs, fans, calling bell are not provided. The fees/deposits with the TNEB, Metro Water and other miscellaneous expenses to this regard shall be borne by the Owner.

- TV & Cable connection holder points will be provided to hall and to the Master Bedroom.
- Telephone plug points holder with concealed pipe line will be provided to the Hall and One Bedroom.
- Adequate light on open terrace, corridors, staircase and outside open space.
- Concrete stairs with Kota Stone Flooring and SS hand rails.
Hot Water Lines In Bathroom
- In addition to cold water supply, we provide a separate set of water line for the Geyser
- We provide modern circuit breakers to protect your valuable Electrical Appliances like Grinders, Mixies, and T.V Videos. Refrigerators, and Air Conditions, Water heaters from the damages of sudden voltage fluctuations.
Electrical Power Points
- We also provide one A/C point in the Bedroom, one Exhaust point & one fridge point in Kitchen . An Inverter point will be provided.
- All room possess good natural light and ventilation. Overhead water tank distribution line to the kitchen, chrome plated tap.
